The Cocoonr/Book&Pay agency offer you for rent, in Saint-Julien-du-Serre, this charming, air-conditioned, 180 m² house with private swimming pool, built on cellars, which can accommodate up to 12 guests. It features an attractive 42m² living room, a fully-equipped kitchen, five bedrooms and two bathrooms. We're waiting for you!

The accommodation, built over a cellar, is composed as follows:
First level:
- A 42m² living room: dining area and kitchen, open to the living room, equipped with electric kettle, oven, toaster, hob, dishwasher...
- Living room with wood-burning stove (wood supplied)
- Bedroom 1: queen-size bed (160x200) and dressing room
- Bathroom with bathtub
- Separate WC

Second level:
- A first mezzanine: 1 reading and games area (karom, cards, dice...) equipped with a sofa (sleeping not included in capacity)
- A second mezzanine as a sleeping area : TV corner and a sofa bed (160x200) with a quality Bultex mattress for daily sleeping.
- Bedroom 2: queen-size bed (160x200)
- Bedroom 3: double bed, mezzanine double bed and en-suite shower room with separate WC
- Bedroom 4: double bed
-1 toilet with bathroom sink

For even greater comfort, the owners have decided to invest in the following additional equipment: barbecue, plancha.
The beds are all high quality for a relaxing vacation.

Exterior:
- An 8x4-meter swimming pool, private, unheated, secured by a gate, open from early June to late August. Opening dates non-contractual, subject to weather conditions.
- A covered summer kitchen (sink, charcoal BBQ, fridge and pizza oven (wood supplied)) Poolside sofas and armchairs.
- A south-facing terrace overlooking the kitchen, with table, chairs and bench.
- A covered terrace with large dining area for 12 people.

The house is ideally located in Saint-Julien-du-Serre, in a very pleasant setting, in the heart of a small authentic hamlet. You'll be close to all the essential stores as well as boutiques, restaurants, bars, market...

Transport :
- You can park directly in the carport-style parking lot, to be shared with a second dwelling. You can also park in front of the house to unload your belongings, and the parking lot is 50 meters away.
- Nearest train station: Aubenas bus station 10 minutes away by car, Montélimar train station 30 minutes away by car.
- Nearest airport: Lyon-Saint Exupéry 2h26 by car.

Other remarks :
- Sheets are not included and can be provided on request, at extra cost. (rental and payment to be made with our local partner). Prices given are indicative and subject to change by our partner.

- The stove is functional and wood is provided.
- Pets are not allowed in the accommodation
- Noisy parties late at night are forbidden (no bachelor parties), under penalty of non-return of deposit in the event of a complaint from the neighbors.
- Access to house via porch and stairs
- All children bathing in the pool are under the responsibility of a parent.
- Swimming pool opening dates non-contractual, subject to weather conditions.
- End-of-stay cleaning includes preparing the accommodation for future visitors. Please leave in a clean and tidy condition, and clean appliances after use.
- All requests for arrival or departure outside the times indicated are subject to the availability of the person in charge of reception. A flat-rate supplement may be charged.
- Possibility of renting the "Eza" accommodation, located 40 m from the house, to increase the total capacity to 18 travelers. Please contact us to check availability.

To ensure your stay is as pleasant and comfortable as possible, this accommodation is managed in partnership by the Book&Pay team (ad management and reservations service) and La Conciergerie Laurène (concierge / housekeeping service).
